Planning the sale We will need to do some due diligence and planning to help you maximize the sales price of your home. Together we will: Review the latest real estate market trends, including comparable sales, and comparable homes currently for sale. Determine the listing price. Sign the Listing Agreement. Make any necessary home repairs. Get the house ready for my photographer and in showing condition.
Understanding the market The first step in determining the right price is so important. Although you and I set the price, the offer negotiations will determine the value. Buyers will compare your home and your asking price to similar homes in the marketplace. If your price doesn’t meet the market, buyers will often move on to the next listing. We will analyze details on recent home sales similar to yours, as well as the asking prices of homes currently on the market. This analysis will help us determine the best price for your home, a fair market evaluation. Pricing a home above market value can cause the property to sit on the market for long periods of time, which isn’t a beneficial scenario for anyone. Buyers will ask “why is the property still on the market?” And you will ask “why hasn't my house sold?” Even if a property does receive offers after it’s been priced above true market, it may not appraise, which means the buyers might not be able to secure a mortgage. Pricing your home to sell Properly pricing your home is perhaps the most crucial factor in making a sale. If you set your price too low, you could lose thousands of dollars. If it’s priced too high, you may discourage potentially qualified Buyers and risk having your home sit on the market. Studies show that the longer a home is on the market the lower the price at which it is finally sold. The “right” price is a balance between the maximum amount the current housing market will allow, your “competition” and your own time limits in selling. The listing agreement Recent court decisions have changed the way agents and consumers work together. It is important that your rights and my services are well defined and understood. Your interests are best met with clear representation. An Exclusive Listing Agreement is a personal service contract between you and me, a licensed realtor describing the property to be sold and the terms under which it is to be sold. It outlines my fiduciary duty and loyalty to you. Our agreement details how I will be compensated for my time. It will also spell your obligations to pay a Buyer’s Agent on behalf of their client. We will discuss this at length so that you understand all of your options. A commission is only paid if the deed transfers.

The closing The closing is generally held at the office of the bank’s attorney or at the County Registry of Deeds. It may however be held anywhere that is mutually agreed upon. As the Seller, you may not need to attend a formal closing. Often you will review documents, including the Settlement Statement, with your attorney in the days leading up to the scheduled closing date. Once you approve the documents, you will sign them, and your attorney will deliver them to the Buyer’s attorney. The transfer of papers, including the Deed to the property, is official once the Buyer’s attorney records the papers at the local Registry of Deeds. After recording, you will receive the proceeds from the sale, and you will no longer be the “Owner of Record.”
